I am delighted to meet with anyone thinking about selling their home--whether you plan to list it for sale tomorrow or next year! All you need to do is call, email or text me, and I’ll make it happen.

When I meet with a potential client, my goal is simple: to give you a clear understanding of who I am and how important it is to me, personally, to sell your home as quickly as possible, leaving you with the most money in your pocket. I know this is an incredibly important event in your personal and financial life. And I’m passionate about making it the most positive AND profitable experience it can be.


Getting To Know Each Other

If we are going to work together, you need to be comfortable with me--with whom I am. So one of the main goals of this initial meeting is simply to get to know each other. I will also give you an overview of Colony Realty, my amazing  brokerage company--our history, our team, and our experience in selling homes. When you work with me, you work with over 40 years of experience of Colony. Our agents will all tour your home, which means all their qualified buyers will know about your home! That is no small advantage.

Understanding The Current Real Estate Market Conditions

It is important that you have a thorough understanding (or as thorough as you want to have) of the housing market we are in--how home sales are going in our area right now, average days on the market for homes similar to yours, as well as percentage of asking price for which homes are selling. This will give you a better understanding of what to expect in listing your home.

Your House And The Real Estate Market

Next, we will talk specifically about your home. I will have asked you some questions leading up to our meeting, so I’ll have a general understanding of your goals and I’ll know some things about your home. Of course, we will walk through your home so that I can truly get a feel for it, but also so I can understand what you love about your home. That will help as I market it.

At our consultation, we will look over all of the property tax information for your house. Also,  I will have prepared a thorough “Comparable Market Analysis”. The CMA is a report that lets us see what similar homes have recently sold for in your area or neighborhood.  By looking at previously sold home that are similar in square footage, bedroom and bathroom count, lot size and amenities, we can get a better idea of how your home compares to the local real estate market. This is what helps us answer the big question: the market value of your home.

Based on the CMA, your monetary goals and timeframe, I’ll provide you with a pricing strategy as well as my plan to market your home in the most effective manner possible.

Preparing To List Your House On The MRIS

If you decide to list your home with me, I will take interior measurements of your home, then and there, so we will be ready to list when you are!  We will talk about any instructions you have for showing your home--when agents may show your home and how much notice you will require before a showing.

We will also talk about getting your house in shape for selling. This can be a tough one! We like to think our home is ready to go, but often, there are things you can do to make it more appealing for potential buyers. We’ll go over all of those--inside and out. AND we will talk about the staging option. I offer all my clients an hour-long consultation with a fabulous local home stager. You may then choose to implement her advice on your own, or to continue working with her at your expense if you would rather someone else take the staging lead.

Finally, we will decide on the date to list your home! At that point, other than getting your home ready to sell, you can leave the rest to me!
